  • Densification is a hot topic in the urban planning world. It is often posed as the solution to the high residential demand, urban social problems and sustainability goals. Rotterdam is no exeption to this trend. The city breathes modernity through its architecture, urban planning and social structures and is not scared of questioning predefined norms. Along with a steady increase of inhabitants, the city is looking for innovative ways to direct its urban growth.

    Split-level Living aims to contribute to this densification task by designing a special dwelling type. Situated on top of an existing parking garage, the residential tower has a unique structure due to its expressive circulation and split-level floor layout. The concept is poured into a charismatic, almost brutalist aesthetic, that remains transparent in displaying its unusual characteristics.

    Due to the split-level building structure, the dwellings consist of three floor spaces, creating a hierarchical floor plan. The family dwelling is split in the middle, with two stairs placed on opposite sides around a centralised structural wall. The result is a dynamic circulation between floor spaces. The second of three floors is labelled as the living area, continuing into a spacious balcony. The larger open space creates a balance in the residence, opening up the dwelling and letting in natural light.

    The residences are puzzled into the building as stacked bricks, alternating orientation at every layer. A hallway running along the entire facade connects the front door to fire escapes on either side of the building. The resulting alternation of notched hallways and balconies characterize the horizontal lines and dynamic structure of the building. The building’s materialisation is carefully chosen to reflect its robust volume and dynamic internal structure. Respectively, this led to the use of dark moulded brick in combination with mint green glazed tile. The contrast in colour, weight and texture magnify the difference between outside and inside, softening the interiour experience.
